Local coverage
We're based in Locks Heath, a straightforward run into Southampton along the M27 and A27, and the city is a regular part of our working week alongside the villages closer to home. That means Portswood, Shirley, Bevois Valley, Bitterne and the areas around the city centre aren't a special trip for us, they're where a good deal of our EICR and rewiring work happens.
Southampton's housing stock is older and more varied than the villages around it. There are large numbers of Victorian and Edwardian terraces, many converted into flats or let as HMOs, alongside post-war estates further out and a growing number of new-build apartment blocks in and around the city centre. The terraces in particular often still have sections of wiring dating back decades, sometimes hidden behind later plasterboard or under flooring added during a previous renovation, which means an EICR or rewire here usually needs a bit more investigation than a straightforward newer property would.
A large share of Southampton's housing is rented, including a significant number of houses in multiple occupation around the university areas, which brings specific landlord obligations around EICR renewal and fire safety that owner-occupiers don't have to think about in the same way. We also see a steady flow of work from the city's commercial premises, shops, offices and small industrial units, where periodic testing and certification need to fit around a business that's still trading.
Working across a city this size also means dealing with properties that have been altered repeatedly over decades: a terrace split into two flats in the 1980s, then partly reconfigured again when it changed hands, is a common starting point for a survey. Meters, consumer units and even earthing arrangements don't always match what you'd expect from the outside of the building, so we spend time understanding how a property's electrics actually developed before pricing any work, rather than assuming a standard layout.
Southampton's mix of tenures also means we're regularly working alongside letting agents, managing agents and freeholders as well as individual owners and tenants. Communal areas in blocks of flats, shared meter cupboards and landlord's supplies to common parts all bring their own compliance requirements, and getting access arranged with the right person before a visit saves time for everyone involved. We're used to that coordination and happy to deal directly with an agent if that's easier than the tenant or owner managing it themselves.

What we do here

With so much of Southampton's housing rented or let as HMOs, EICRs to the required five-year or change-of-tenancy cycle are a large part of what we do here.
View service
Victorian and Edwardian terraces often still have sections of original wiring, and a full or partial rewire brings them up to current standards.
View service
Older terraces and converted flats frequently still run outdated fuse boards that need replacing with modern RCBO units.
View service
Commercial units and offices across the city need periodic inspection that fits around trading hours.
View service
Older, altered wiring in converted properties can develop faults that need tracing carefully rather than assumed.

Landlords and homeowners in Southampton need reports and certification they can rely on, not just a quick sign-off.
Work carried out to current wiring regulations across domestic and rented property, including HMOs and converted flats with more complex supply arrangements.
Qualified specifically for inspection and testing, not just installation, which matters when assessing an older terrace that's been altered several times over the years.
Full insurance in place for domestic, HMO and commercial work.
Founded 2021 by Director Andrew Hardiman, with a team of three.
Reviewed consistently by clients across South Hampshire.
EICRs and certificates written clearly, plus Part P notifiable work notified to building control, so there's nothing to chase up later when a sale or tenancy renewal is going through.
Local conditions
The city's older, denser housing stock and high proportion of rented property mean a specific set of issues recur again and again.
Many terraces still have sections of wiring from decades ago, often mixed in with later additions of varying quality.
Rented properties need an EICR at least every five years or at change of tenancy, plus interlinked alarms to the correct standard, and it's the landlord's duty to keep on top of both.
Terraces split into flats sometimes have consumer units and meters that were adapted rather than properly redesigned for multiple occupancy.
Offices, shops and small industrial units need periodic inspection and certification that fits around a business still trading, often outside the customer-facing hours a unit relies on.
On-street parking without a dedicated space is common in the terraced streets, which changes what's realistically achievable for home EV charging.
Where a house has been divided into flats over the years, meters and consumer units aren't always arranged clearly per unit, and untangling which circuit belongs to which flat is often the first job before anything else can be assessed properly.
